Example Fees

Our fees cover all of the work required to complete the purchase of your new home.

Specifically, the fees include dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax if the property is in England, or Land Transaction Tax if the property you wish to buy is in Wales.

Conveyancer’s fees and disbursements 

(Disbursements are costs related to your matter payable to third parties, such as search fees.)  

Minimum fee: £1,500.00 (applicable up to £500,000.00 purchase price)
VAT: £300.00
Search fees: £233.00 (if local to Abingdon Typically, an extra £100 if out of area)
Land Registry fee: £135.00
Total: £2,168.00 – £2,268.00

Plus, Stamp Duty Land Tax as per calculator for more expensive properties.

We charge higher fees for more expenses properties, for listed properties, for properties where the title is being separated from adjoining properties, for properties where there are multiple sellers at different addresses and in other situations where we have knowledge that additional work will be required. It is unusual for our fee for a freehold purchase to exceed £2,500.00 plus VAT and disbursements.

Land Registry fees are also higher for more expensive properties and properties where titles are being separated.  A Land Registry fee calculator is available here.

In all cases we will give you a terms of business letter providing the total you will need to pay before you confirm instructions.

Purchase of a leasehold residential property (or a freehold subject to a lease)

Franklins fees are as set out for freehold purchases but with an additional charge of £300.00 – £600.00 for the leasehold work, including VAT, depending upon whether we are already familiar with the lease and the building set up.

Leases almost invariably require the payment of additional disbursements payable to freeholders and management companies, typically including notice of transfer fee, notice of mortgage fee, deed of covenant fee, certificate of compliance fee and fee for the issue of a share certificate or membership certificate in any residents’ company.  Depending upon the greed or otherwise of block managers, these fees typically total £250.00 – £650.00.

Sale of a freehold residential property 

Minimum fee: £1,250.00 (applicable up to £500,000.00)
VAT: £250.00
Land Registry copies: £6.00 – £24.00
Total: £1,506.00  – £1,524.00

Fees charged are higher for more expensive properties, for Listed properties, for properties where the title is being separated from adjoining properties, for properties where there are multiple sellers at different addresses, for properties where there are charges for shared services and in other situations where we have knowledge that additional work will be required.  It is unusual for our fee for a freehold sale to exceed £2,000.00 plus VAT and disbursements. 

Sale of a leasehold residential property

Minimum fee: £1,650.00 (applicable up to £500,000.00)
VAT: £330.00
Land Registry copies: £6.00 – £24.00
Total: £1,986.00 – £2,004.00

As well as additional charges being needed for the reasons set out under “freehold sales”, problems with leases are not unusual and exceptional work would be charged in addition at £275.00 plus VAT per hour of work required.

Typically, there is an additional disbursement on a leasehold sale of one or more sales packs from block managers and freeholders.  Depending upon those involved, total costs in this respect are typically £300.00 – £650.00.  It may not be possible to detail these in advance but professional block managers often have price lists.
